Forest Lawn Mobile Home Park in Fort St John, BC consists of 70 mobile pads and 16 long term permanent RV pads. Fourteen 14 RV sites are set up to be easily converted to 7 mobile home pads. Sewage: Sewage is by 3 lagoons at the back of the property. Solid waste flows to tanks which are pumped once per year. Grey water then flows to the lagoons resulting in clean effluent. Lagoons have ample size for expansion.
Water : All underground water lines in the original section of the park have been replaced in 2011. Water is supplied by two drilled wells on site. The water is treated with a chlorine and an iron removal filtration system. There are 3 separate pump houses throughout the park. A reservoir with additional drinking water is supplied at a storage tank free of charge to all tenants. Water usage from Sept 2015 to Sept 2016 is approximately 9,512 cubic meters from both wells combined. 5,512 from original well plus 4000 from new well.

Management : Onsite contract management is in place with one (1) fulltime and three (3) part-time.
Additional Profit Opportunities : There is ample opportunity for additional revenue by placing and selling new homes. A dealership arrangement is in place with a manufacturer in Lethbridge, AB.
