Mobile Homes:
The South Ridge Mobile home park is a park built approximately in the year 1997. It lies within the city limits and only 5 minutes from city hall and few kilometers from the local airport. Direct flights are available from Vancouver to Fort Nelson with Central Mountain Air.
Services:
The services are all city sewer and water with cable, gas, telephone and street lighting with paved streets. Recently all the roads were repaired and resurfaced with used airport runway asphalt. Sewer & Water are paid by the park owner while hydro is billed to the tenants. The mobile home parks in Fort Nelson are billed quarterly based on the number of occupied pads. Each pad is billed at the residential rate for water and sewer.
Expansion:
The park currently has 76 completed sites with only a few vacancies. This portion is on about 17 acres with an additional 11 acres adjoining and ready for expansion of about 66+/- more pads.
Rents:
Rents range from $356 to $419/month plus $15/month sewer charge which is retained by the owner. Annual increases as per BC allowable rent increases. All the mobiles are owned by the tenants. There are no park owned mobiles.
Zoning:
R1 & R3 (Residential and Manufactured Home Park). This is the only legally zoned mobile home park in Fort Nelson
